These Terms and Conditions govern your use of the EasySpace4U website and real estate assistance services.

By accessing the website, submitting an enquiry, listing a property, requesting a site visit or using our services, you agree to these Terms and Conditions. If you do not agree, you should not use the website or services.

EasySpace4U provides real estate consultancy and facilitation services relating to:

• Buying property
• Selling property
• Renting property
• Renting out property
• Property shortlisting
• Property marketing
• Enquiry coordination
• Site-visit coordination
• Communication between parties
• General transaction and documentation coordination
• Property investment assistance

Unless expressly stated in writing, EasySpace4U does not own the properties displayed and does not act as the developer, promoter, landlord, lender, legal adviser, architect, structural engineer or government approval authority.

Property details may be received from owners, landlords, builders, developers, authorised representatives, channel partners, public sources, property portals or other third parties.

Although reasonable efforts may be made to present accurate information, EasySpace4U does not guarantee that every listing detail is complete, current or error-free. Property information may change without notice, including price, rent, availability, area, layout, amenities, furnishing, ownership status, possession status, maintenance charges, taxes, registration expenses, brokerage and payment terms.

Users must verify all material information before making a decision.

Users agree to:

• Use the website only for lawful purposes
• Avoid submitting false or misleading enquiries
• Independently inspect properties
• Verify ownership and authority
• Conduct legal and financial due diligence
• Review contracts before signing
• Verify approvals and registration details

Owners and landlords listing a property represent that they own the property or have authority to list it, that information supplied is accurate, that photographs and documents may lawfully be shared, and that material disputes or encumbrances will be disclosed.

EasySpace4U may remove or suspend a listing that appears false, misleading, unlawful, unavailable or disputed.

Buyers and tenants must independently verify identity and authority of the owner, ownership documents, title and encumbrances, property condition, measurements, approvals, RERA registration where applicable, JDA or other development approvals, occupancy certificates where applicable, utility connections, society rules, maintenance charges, tax liabilities, rental restrictions, payment schedule and agreement terms.

Site visits are subject to property availability, owner or representative consent, appointment confirmation, access restrictions, safety conditions and changes or cancellation without prior notice. EasySpace4U is not responsible for loss caused by an owner, builder or representative changing availability or denying access.

Brokerage, consultation fees, marketing charges or service fees will be communicated separately where applicable and may vary based on transaction type, property value, monthly rent, service scope, marketing requirements, exclusivity and agreement with the concerned party.

Users should request written confirmation of applicable fees before proceeding.

Payments toward booking amounts, security deposits, property consideration, builder demands, rental advances, government charges, registration expenses or maintenance deposits should ordinarily be paid directly to the authorised recipient after proper verification.

EasySpace4U is not responsible for payments made to unauthorised persons, fake accounts or third parties without written confirmation.

EasySpace4U does not guarantee successful sale, purchase, rental, loan approval, price appreciation, rental income, availability of a property, acceptance of an offer, completion within a particular period, regulatory approval or future infrastructure development.

The EasySpace4U name, website design, text, graphics, branding, property compilations and original website content are protected by applicable intellectual-property laws. Users may not reproduce, scrape, republish, distribute or commercially exploit website content without written permission.

Users must not submit fake listings, impersonate another person, scrape contact details, use listings for spam, upload unlawful content, attempt unauthorised website access, introduce malware, violate third-party rights or use the platform for fraudulent transactions.

To the maximum extent permitted by law, EasySpace4U will not be liable for indirect, incidental, special or consequential losses arising from incorrect third-party information, failed negotiations, property defects, title disputes, fraud by another party, delayed possession, loan rejection, market fluctuations, website interruption, unauthorised payment, loss of expected profits or decisions made solely from website content. Nothing in these Terms excludes liability that cannot lawfully be excluded.

You agree to indemnify EasySpace4U against claims, losses or expenses arising from false information submitted by you, unauthorised property listing, violation of law, infringement of third-party rights, breach of these Terms or fraudulent or misleading conduct.

These Terms are governed by the laws of India. Subject to applicable consumer-protection and dispute-resolution laws, courts in Jaipur, Rajasthan will have jurisdiction over disputes connected with the website or services.
